Remodeling Expo for Trade Professsionals May 8 in Atlanta On May 8, 2012, the first-ever Cutting Edge Expo: 2012 Remodeling Education Expo will bring together local members of the National Association of the Remodeling Industry (NARI), American Institute of Architects (AIA), National Kitchen and Bath Association (NKBA), American Society of Interior Designers (ASID) and other trade professionals for a day of learning, networking and inspiration. Held at the Cobb Galleria Centre from 7 a.m. to 6 p.m., attendees will have the opportunity to earn six hours of continuing education units (CEUs), choosing from among 18 courses that meet Georgia residential contractor licensing requirements. There also will be a trade show set up in the exhibit hall featuring the latest products and techniques for energy efficiency, home technologies, building systems, interior design, marketing and social media and much more. Topping off the event is a networking lunch and keynote speech from Sal Alfano, editorial director of Remodeling magazine. When Arthur “Buck” Jones and his wife, Mary Jane, opened their own business in Grayson, Ga., delivering trees and shrubs, they were simply hoping to fulfill the needs of retail and wholesale landscape customers in the area. Now 40 years later, the nursery that began as a one-man delivery service has blossomed into three Georgia locations with dozens of employees. To celebrate the company’s 40th anniversary and the memory of Buck, who was taken by lung cancer in 1999, each of the Buck Jones Nursery locations in Woodstock, Wrens and Grayson, Ga., will be offering special sales and promotions throughout 2012. Atlanta Green Building Council Hosts White House Roundtable

Ann Wisniewski, a registered interior designer at Roswell-based AJW Designs, Inc., has been named president of the Georgia Chapter of the American Society of Interior Designers (ASID). ASID is the design industry’s leading professional association, and Wisniewski has been an active local member, receiving a Design Excellence Award in Healthcare Design and a Presidential Citation for Distinguished Service from the Georgia Chapter. A window to nature When Frank Pologruto, owner of Decks & More (www.decksandmore. biz), was asked to design three distinct outdoor spaces, he was given one important guideline: The space had to be designed around an existing picture window. A focal point in its own right, the large, four-sectioned window required a unique overhang to accent its features. Custom designing a domed roof that fluidly mimics the curve of the window, Pologruto created an element that looks good from the inside and out.

To retain the sweeping views of the lake, the builder installed large custom-made screens for an unencumbered view. On the floor, variegated slate tiles echo the hues of nature as well as the home’s brick exterior. A side deck, conveniently accessible from the home and providing direct access to the screened porch, is ideal for grilling. Descending the staircase, the homeowners have a patio that features an under-deck drainage system and fluidly curved arches that mimic the dome above. “There were many obstacles to overcome on this project,” Pologruto says. “But, upon completion, it is evident that all of the obstacles were well worth the challenge, as this addition is simply stunning.” ATLANTA HOME IMPROVEMENT APRIL 2012

Outdoor oasis A well-designed deck can be the perfect solution for creating a seamless transition between yard and home. Embarking on a project of this magnitude, MOSAIC Group [Architects and Remodelers] (www.mosaicgroupatlanta.com) was challenged to transform an outdated deck that didn’t relate well to the backyard into a stylish haven perfect for relaxing and entertaining. “The homeowners had come to a crossroads where they had to decide if they wanted to improve their existing home or upgrade to a new one,” says Rick Goldstein, registered architect and co-owner of MOSAIC. “In the end, they decided to stay, recapture their lot and improve its functionality with an open porch, veranda and significant landscaping.” Creating two separate spaces—one screened and one open-air—MOSAIC emphasized the rooms’ natural appeal with a warm, yet varied materials list. Tigerwood, an exotic Brazilian hardwood that stands up well to the elements, graces the floor of both rooms, while stacked Tennessee fieldstone provides a solid base for the entire structure as well as the outdoor fireplace. MOSAIC also incorporated tongue-and-groove southern yellow pine beams and boards for the ceiling and PVC railings and columns for their durability and rot-proof qualities. “Unlike screened porches from decades ago, today’s versions are extensions of the home,” Goldstein says. “With vaulted ceilings, beautiful furnishings and fireplaces, these rooms are extremely usable all year long, and they create that desired connection to the outdoors.”

In terms of materials, the choices are vast. Pressure-treated lumber is still the best-selling option, says Dough Fritsch, director of web and package sales at 84 Lumber (www.84lumber.com). It has a high structural integrity, is rot resistant and, in many cases, is guaranteed for up to 40 years. It’s also fairly inexpensive. A small treated deck package, say 12’ x 16’, can be acquired for around $600, not including labor, which will roughly double the cost, depending on the area and job, according to Fritsch. “On average, our customers are spending about $1,500 for a nice deck with railings,” he says. www.atlantahomeimprovement.com

In-town transformation When Heirloom Design Build (www.heirloomdesignbuild.com) renovated a 100-plus-year-old Candler Park Victorian, the designers were careful to artfully blend its century-old charm with modern ideals. Honing in on the home’s inviting, neighborly appeal, the firm immediately removed a screened front porch and replaced it with an open, airy adaptation perfect for impromptu visits. “We wanted to capture that streetscape feel that was so prevalent in homes from this time,” says Dave F. Radlmann, CGC, LEED AP BD+C and CEO. “We retained the original tongue-and-groove heart pine flooring and ceiling and added a porch swing for a bit of nostalgia.” Continuing the transformation around back, Heirloom added an expansive deck constructed from stained pressure-treated pine. Allowing for future expansion, they specifically made plans for a 14' x 14' area that would be ideal for a screened porch some day. “In all of our designs, we incorporate opportunities for future phasing,” Radlmann says. “Particularly with today’s economy, we are cognizant that many homeowners need to renovate in stages, and we help them prepare for these future expansions.”

For a traditional wood-deck look, 5/4” x 6” radius-edge decking is a common choice, according to Robert Avery, vice president of Atlanta Specialty Millwork (www.atlantaspecialtymillworks.com). However, many homeowners are opting for a more refined finish to match the aesthetics of their home. “Exotic hardwoods, such as Ipe or Tigerwood, have become quite popular in the Atlanta market not only for their rich beauty, but also their durability,” he says. “For those homeowners who want a relatively maintenance-free deck but like the look of wood, composite decking is a viable choice. It’s available in a number of styles and colors that have the appearance of stained wood, but unlike natural wood, composites never require staining or sealing, and they won’t rot, warp or mildew.”

Patios Ground-level living areas such as patios connect families with their backyards and can be the showpiece of the home. Patios are hugely popular because they add livable space to a backyard often with very little maintenance. Although the patio can be covered or uncovered, one particular trend is the incorporation of an outdoor fireplace as well as natural stone materials to emphasize its connection to nature. Year-round comfort For many Atlanta area homeowners, summer’s seemingly constant stream of sunshine quickly heats up backyard entertainment areas, dampening the desire to head outdoors. In one such project, an exposed porch off a brick exterior soaked up so many rays, it created an unbearable heat situation. To contend with it, MasterWorks specified a set of fully enclosed screen porches as well as a side patio for year-round enjoyment. Transforming the traditional Georgian home into one with a more Craftsman-style design, MasterWorks used an aesthetically pleasing palette for an updated look. Khaki-colored paint trimming the windows accents the exposed brick and complements the smooth suede paint color used on the remaining brick of the home. On the patio, faux stone encases a barbecue grill, which is easily accessible from the breakfast nook. With enclosed and open-air options, the homeowners now have a variety of outdoor spaces that can be used all year.

Homeowners are choosing larger pavers and slabs, which offer a more contemporary look and are easier to install, says Ken O’Neill, vice president of marketing at Belgard Hardscapes (www.belgard.biz). Porches If you’re looking for more of an extension of your interior space, a porch may be your best option. While a front porch certainly enhances curb appeal and harkens back to the days when families and friends relaxed on a white-washed swing, many of today’s manifestations grace the back of the home. Often combined with a deck, porches tend to be screened-in enclosures that capture panoramic views of nature and include the same luxuries found inside the home. “Today’s screened porches aren’t the same uninviting screened porches from years ago,” says Rick Goldstein, registered architect and co-owner of MOSAIC Group [Architects and Remodelers] (www.mosaicgroupatlanta.com). “Now there is a purpose to the space, one that combines a desire for easy maintenance and a connection to the outdoors.” To create the perfect space, most designers recommend using natural materials that won’t date the project. Georgia granite and locally quarried stone are common choices for their availability and iconic appeal, while rich-toned wood in a variety of species adds warmth and depth to the room. Lofty, vaulted ceilings have also become commonplace, while sumptuous furnishings, televisions, grand fireplaces and even wet bars capture that homey feel. “The whole idea is to cater the space to your particular use,” says Dave F. Room with a view An unsightly view of the neighbors’ yard prompted these homeowners to rethink their backyard patio. Although the concrete slab was in excellent condition, the view of the storage building next door was enough for them to consider their options. Deciding on an outdoor room, the homeowners worked with Portis Building & Interiors (www.portisbuilding.com) to create their vision. Using the existing slab as a foundation, the builders covered the old patio with faux slate tiles rated for outdoor applications. Once the footers were poured, a faux stone fireplace was positioned at an angle to create a focal point and block the unwanted view. Finally, two skylights were installed to further that indoor-outdoor connection and add another light source to the open-air patio. “This type of room is being installed all the time now,” says Molly Portis, co-owner of Portis Building & Interiors. “Even when it is really hot outside, this room stays comfortable, allowing it to be enjoyed in every season.”

Making existing elements extraordinary For owners with existing patios, porches and decks, there are innumerable ways to improve on them, and many of today’s trends—things as simple as seating or as elaborate as an entire outdoor kitchen—involve strategies for increasing a family’s time outside. For the perfect porch, consider screening it in to create an intimate space that feels inviting in any weather. The best porch will be one in which people spend time. Wall blocks can create elegant edges while also adding seating and other uses. “We’re seeing professionals get really creative with the way they incorporate walls into the landscape,” says O’Neill. “Blocks can be used to create steps, planters, walls, pillars, benches and more. Walls can also have multiple uses—a garden wall can double as a seat bench, and a retaining wall can also be used as a raised flower bed for a higher landscape tier.” Other popular additions for decks are food-related items like grills and smokers. In fact, fire and food are the biggest trends most professionals are seeing in terms of outdoor living, and a patio is the perfect place for both. Says O’Neill: “Homeowners who build their space to reflect their own lifestyle get the most out of it, extending their outdoor season and spending more time outdoors.â€? I

f your home survived the winter without losing a shingle, brace yourself—spring is here. April can be one of the wettest months in metro Atlanta with torrential rains and strong winds, followed by tornadoes and tropical storms in the summer.

An ounce of prevention can save you from having to make costly repairs, and now is the perfect time to hire experts to give your home a checkup inside and out.

Falling trees Trees can be one of the main offenders if they fall on your house or your neighbor’s property. That’s why it’s important to look for signs of decay before they topple. “Atlanta is a heavily wooded city,” says Chris Heim, district manager of The Davey Tree Expert Company (www.davey.com). “We live in a forest, which is why we have all the tree issues we have.” Hire an arborist to inspect your trees for defects and flaws, Heim says, such as decay on the trunk or around the root system, excessive or unusual leaning and excessive weight on the canopy that creates an imbalance.

In Atlanta, any tree over six inches in diameter requires a permit to be removed. Check with your local government or homeowners association before having trees on your property cut down.

When it comes to selecting a shingle for your roof, choose one that is built to last. For example, an architectural shingle costs about 10% more than a conventional threetab shingle, but it is thicker, heavier and lasts longer because it is more resistant to hail damage.

“The ordinances are designed to protect the tree canopy of metro Atlanta,” says Heim. “They just don’t want people clear cutting their property. It’s a quality of life issue.” To find a tree expert, check with the Georgia Arborist Association (www.georgiaarborist.org) or the International Society of Arboriculture (www.isa-arbor.com).

Failing roofs Roofs also take a beating during spring thunderstorms and could begin to leak if not properly maintained. “Early spring is the best time to check the roof,” says David Friedlander, owner of Dr. Roof (www.drroof.com). “An inspection is a very inexpensive way of preventing damage to the interior of the roof, the ceilings, the walls and floors of the house.” Homeowners should have a roof inspection once every three years. “A roofer can tell if there are systemic problems with the roof by examining the life left in the shingles and by signs of nails coming out through the roof, if there is buckling plywood and deterioration around the penetrations and joints,” says Friedlander. A roof should last about 25 years. If your roof is older than that, and shingles are loose, it might be time for a new one. Plan early because “during the springtime, roofers are very, very busy repairing and replacing roofs,” Friedlander says. Don’t hire a roofing contractor until you have done your homework, he warns.

“Protecting your home is not cheap,” says Friedlander.

Flood response If heavy rain causes your house to flood, have it removed right away to prevent mold. Look for a company that can extract standing water, remove debris and dry your home to stop mold growth. “It can get expensive if you don’t catch it right away,” says Donald Tibble of Advanced Drying Technologies (www. advanceddryingtechnologies.com). “If you catch it early, it could cost about $500, but if mold gets to crawlspaces, it can run from $2,000 to $4,000 to remove. We get a lot of that in the springtime.” Mold removal from interior flooding is typically covered by homeowner’s insurance. Insurance also covers lightning, hail, storm and wind damage. But make sure flood insurance also is covered in your policy. “If your pipes burst in your home, you are covered. But if the gutter clogs up, and water comes into your home, that would not be covered. Most people don’t have coverage for outside rising waters,” says Ingrid deCoteau, an agent with Sutter, McLellan and Gilbreath, Inc., which has locations in Lawrenceville and Cumming (www.smginsurance.com). Flood insurance for outside rising water typically costs about $350 a year, she says, which is a lot less than paying thousands of dollars out-of-pocket to have standing water removed from inside your house.

Make sure you are working with a trustworthy contractor by checking the company’s credentials, asking for 58

Things To Check Spring Home Maintenance Checklist The best defense against storm damage is to have your home properly inspected and maintained. Hire a professional to: ❍ Examine the stability of your roof and shingles. Damaged, loose or blistered shingles should be replaced. If the damage is extensive, consider replacing the entire roof. ❍ Remove debris that collected in gutters over the winter. Make sure gutters are attached and don’t have leaks in them. ❍ Inspect the foundation around your home. Have cracks or imperfections sealed. If there are low areas in your yard near the foundation, fill them with compacted soil. ❍ Seal the deck to eliminate stains, discolorations and warping that could compromise the safety of the structure, particularly during a thunderstorm. ❍ Remove or trim dead branches and shrubs that grow against the house or are touching it. Also remove limbs that could fall on power lines. ❍ Make sure basement walls, floors and trim do not have water stains that could indicate water is seeping through the foundation. Check your sump pump to ensure it is working properly. ❍ Inspect underneath the roof and insulation for signs of discoloration, deterioration or stains. ❍ Fix drainage problems in your yard. If your lawn is underwater for several days, it could suffocate and die and create ongoing problems that could be costly if left unchecked.

Roofing Matters Do your due diligence before hiring a roofer. It is not uncommon to see roofing contractors cruise through a neighborhood looking for business after a spring hail or thunderstorm. Before you sign a contract, here are some questions to ask and things to consider: ❍ Where is the company located? If you are given a post office box, ask for a street address also, and verify that the company is located there. If the company is in your area, you might get better and faster service. The company might also be easier to contact if any problems arise after the roof is replaced or repaired. ❍ Like most major home maintenance projects, get at least three estimates. Remember, the lowest price is not necessarily the best or most responsible bid. ❍ Verify that the company has insurance by asking to see a copy of their workers’ compensation and liability insurance policies. If a worker gets hurt on the job, and the contractor does not have insurance, you could be liable for damages. ❍ Confirm that the company is a licensed, credentialed roofing contractor. Check with the city or county clerk’s office in your community or the area where the contractor is located to learn what the requirements are for roofers in that jurisdiction. Ask for a copy of those credentials or licenses. ❍ Ask how long the company has been in business. Typically, the longer the better because contractors who have a lengthy track record can provide more references.

Ask customers if the contractor performed the work on a timely basis, if he was trustworthy and if he did what he said he would do within the agreed budget. Be sure to ask the customer if he or she would use the contractor again. ❍ Find out the length of the company’s warranty on the work to be performed. Some roofers guarantee their work for one year, others longer. Be sure to distinguish between the workmanship warranty and the manufacturer’s warranty on the product, and get it in writing. ❍ Review your contract to ensure that the roofer will provide a dumpster to haul away old shingles and related debris. Make sure the contract stipulates how long it will take to install your new roof and what the penalties will be for delays. ❍ Contact the Better Business Bureau (www.bbb.org) to find out if any complaints have been filed against the contractor you are considering and how those complaints have been resolved. Garden centers will be full of beautifully blooming annuals and vegetable plants, but plant with caution—April weather is fickle, and there’s always the possibility of an early spring cold snap. A good rule of thumb is to wait until after April 15 to plant summer veggies and flowers. Garden Maintenance

➤ April is the time to fertilize warm-season grasses (zoysia, bermuda and centipede). Wait until about 50% of the lawn has greened up. Repeat in May and June.

➤ Fescue can be fertilized in late April—then hold off until September. ➤ When mowing the lawn, raise the mowing level to reduce water needs. If mowed regularly, grass clippings that remain on the lawn (not caught in mower bag) will help mulch and prevent thatch!

Duct cleaning that is limited to running a vacuum hose into the return or into the supply ducts is only minimally effective. Thorough duct cleaning may even require some disassembly of the fan system and certainly must include special attention to the plenum. Some years ago, I inspected an HVAC system where the ducts themselves appeared clean, but the fan compartment and the return plenum contained enough dog hair to knit several sweaters. Granted, this condition came about due to an absent filter, but it was found in a system that had reportedly been recently “cleaned.” When qualifying a duct-cleaning contractor, be sure to review the specific services provided and ensure in comparing pricing that it is on an apples-to-apples basis. The cleaner in the above-mentioned case might have been a bargain, but he neither adequately cleaned the system nor noted that a major part of the system—the air filter—was missing. Not much of a bargain after all. A couple of comments on the ducts themselves are required. Rigid metal ducting with adequate insulation

wrapped and taped on the outside of the ducts will provide the most efficient and the most easily cleaned system. Flexible, self-insulated ducting is difficult to clean, susceptible to damage and restricts airflow. The introduction of insulation board within the duct system increases both catch points for detritus and likely areas for mold growth. The long-term benefits of rigid metal ducting, properly insulated, far outweigh the initially greater price. Don’t forget that clothes dryer duct while you’re at it. Collected lint cuts down on dryer effectiveness and is a fire hazard. Getting both jobs done at the same time should save some money too. Reduce maintenance and save money; a pretty good combination.

Check Your Deck Red ags that lead to failure Spring is here. Is your deck safe to use? In the last several years there have been over 400 reported injuries and at least 20 deaths due to deck failure. The numbers are higher due to unreported failures. Recognizing a deck may not be safe is the first step. Most never look at their decks or recognize the failure signs. Consider that a deck must handle the weight of people, furniture, snow, ice, lateral movement and uplift. All fasteners that hold the deck together must continue to work so they do not fail. Lateral connections are critical for any deck more than 4 feet off of the ground. If there is any moving or swaying of your deck, then it would not take much to bring it down. This is a major red flag.

If your deck is old, it should be taken down and rebuilt. Most decks over 10 years old are in failure mode. It also needs to be recognized and understood most decks built in the state of Georgia prior to 1995 were probably built incorrectly. Even today we are finding decks being built incorrectly. There is a deck-building guide produced by the American Forest & Paper Association (www.afandpa.org) that will help those wishing to better understand deck construction. Deck failures are going to increase with age. There is an average of one deck collapse per week. Take the time to walk around your deck, and look for the red flags. If you do not know what to look for, and you suspect your deck may be failing, then call an ASHI-certified home inspector to provide you with a condition report on your deck. A: Trend-setting light fixtures include transitional classics with clean and simple lines, pendants with drum shades in the breakfast and dining areas, and mini pendants over kitchen islands available in just about every color you could ask for. Energy efficiency is a big trend, and incandescent bulbs will continue to be phased out. Replace the bulbs with Compact Fluorescent Lamps (CFL)--they use less energy and have a longer life. LED bulbs and under-cabinet lighting are extremely energy efficient and should be maintenance free for years. The initial purchase will be more expensive but will save money over time.

A: Use multiple low light level fixtures instead of one very bright fixture. If you use just one fixture, the area nearest it is too bright and the areas farther away are too dim. Using multiple fixtures lets you put the light in the key areas of interest: near signs, by doorways and stairs, thus more evenly distributing the light. Outdoor lighting ideas such as uplights and post lights can help accomplish these goals. Also, don’t forget about exterior entry lighting. Exterior entry lighting is so important because it gives a first impression of your home. Remember to not have your entry lighting too bright. A really bright entry makes the walkway approaching it appear dark.

Q: If you are looking to renovate, update or accessorize your home, what should you consider when shopping for lighting? A: Ask yourself these questions--what will you be using the lighting for, and what size is the room or area? This will determine the style and size of light you need. Also consider color schemes and design style as you shop for fixtures. There are 3 basic types of lighting: 1. General/Ambient provides a room with overall illumination. 2. Task Lighting is used to perform certain tasks such as reading or cooking. 3. Accent Lighting is used to draw the eye to paintings, sculptures, etc.

Is there an easy way to remove mold/mildew stains from grout?

The first (and easiest) is to prevent the growth in the first place. Mold/ mildew tends to grow on surfaces that are moist and also have organic material that acts as a food source. Keeping it dry may be a challenge, but eliminating the food source is something that can be resolved by more frequent cleanings. If you are in the process of designing a space, consider products that are antimicrobial such as self-cleaning tile. To treat mold/ mildew stains, one popular solution is to use a bakingsoda-and-vinegar paste.

To retain the sweeping views of the lake, the builder installed large custom-made screens for an unencumbered view. On the floor, variegated slate tiles echo the hues of nature as well as the home’s brick exterior. A side deck, conveniently accessible from the home and providing direct access to the screened porch, is ideal for grilling. Descending the staircase, the homeowners have a patio that features an under-deck drainage system and fluidly curved arches that mimic the dome above. “There were many obstacles to overcome on this project,” Pologruto says. “But, upon completion, it is evident that all of the obstacles were well worth the challenge, as this addition is simply stunning.”

Tips for protecting your home from severe weather

f your home survived the winter without losing a shingle, brace yourself—spring

is just around the corner. April can be one of the wettest months in metro Atlanta with torrential rains and strong winds, followed by tornadoes and tropical storms

Falling trees

Trees can be one of the main offenders if they fall on your house or your neighbor’s property. That’s why it’s important to look for signs of decay before they topple. “Atlanta is a heavily wooded city,” says Chris Heim, district manager of the Davey Tree Expert Company (www.davey.com). “We live in a forest, which is why we have all the tree issues we have.”

Hire an arborist to inspect your trees for defects and flaws, Heim says, such as decay on the trunk or around the root system, excessive or unusual leaning and excessive weight on the canopy that creates an imbalance.

To fulfill a request for a large space capable of feeding and entertaining friends and family, Innovative Construction put together a special recipe for this kitchen remodel. Redefining the space, the team had to remove several walls, one of which contained the main electrical cables, which had to be relocated. In place of the walls, strong LVL-and-steel beams were added, including one, which had to be disguised with a soffit and crown so it would blend in better. Next, handcrafted custom cabinetry built in-house and outfitted with stained glass to match a large window in the foyer was installed, filling out the space. Exotic granite countertops cover each workspace, with the slab on the wet bar being carefully cut so that the pattern of the stone continues onto the backsplash. The homeowners wanted to minimize the appearance of electrical outlets, so the remodeler installed them on the underside of upper cabinets and in hidden flip-down doors on the island. “This job was very detailed and exacting, but it was extremely rewarding,” says Clark Harris, owner of Innovative Construction.
