So, why does it usually end up low on our list of house projects? Well, they’re expensive; but the pros have a little insight into why making an investment on these babies might just save you more money in the long run.
Why Do I Need New Windows?
When houses were built prior to around 2015, windows were often single pane, the frames were made of wood and they weren’t engineered to last. “The biggest myth in windows is that vinyl windows are no good and won’t last,” Watkins warned. “But most companies will give a lifetime warranty on vinyl windows, so if you have a lifetime warranty on a window and it’s from a reputable business, you should feel very good about your purchase.”
Watkins says that what holds most people back from buying windows is the price tag. “It’s expensive to replace all the windows in the house at one time. But people must understand that they will get all that money back in energy savings as the years go on.”
If you’re still thinking about the price tag, you can expect to pay around $1,000 to $1,500 per window for standard-sized vinyl windows, and about double that for fiberglass and aluminum windows. The good news is you don’t have to replace all your windows at the same time. Watkins recommends replacing the windows in the front of your home first, then do the backside later. Most companies also offer financing options, to make either decision more comfortable.
What Should I Know Before?
“You know it’s time to replace your windows if the wood is rotting, if they don’t open and close easily, if there are broken seals (foggy-looking glass), if they are single pane windows or if you are feeling drafts when it’s very hot or cold outside.”
Watkins says to make sure you know how much a window costs and how quickly it can be installed. Ask your installer if there is a lifetime warranty and know what that warranty includes. Does it have at least two panes of glass? Lastly, find out what replacement consists of if you have insurance. Will they replace rotten wood around the window for free?
BRIGHT, DAYLIT SPACE
The owner of this Ansley bungalow’s main consideration when making a window refresh was bright and height. “A bright, daylit space was essential which is why the windows were essential,” explained Frank Wickstead, Alair Homes Buckhead. “This was the first home he’d made his own and everything was going to match his (tall) height.” Alair Homes Buckhead found the perfect fit for the $40,000 budget by using Marvin Modern windows, which offer a similar look to steel but with better sustainability features.

LET THE OUTSIDE IN
Alair Homes Buckhead also designed the windows in this Old Brookhaven historic home with the goal of bringing more light and connectivity indoors. “The homeowners are botanical enthusiasts; their backyard is beautiful so the solarium was about bringing the outside in and experiencing it year-round,” said Wickstead. “The clerestory (a high section of walls that contains windows above eye level) in the kitchen was about volume and natural light.” Alair brought in a custom solarium vendor and used Marvin Modern windows for the clerestory.

FOUR-SEASON MULTI-PURPOSE ROOM
Windows can also be used to transform a one-season sunroom into a four-season multi-purpose room. “When the homeowners moved in, they quickly realized the builder-grade wood windows were not what they wanted,” said Rebecca Scott from North Georgia Replacement Windows. The owners of this Alpharetta custom-built home knew they wanted to entertain guests with expansive views of the infinity pool and pond. They created plans for windows and doors with large openings and, with the guidance of North Georgia Replacement Windows, chose fiberglass as the material. “We installed a specialty flip-out window that will allow the homeowners easy access between the indoor and outdoor living spaces—perfect for passing food, drinks and snacks back and forth while entertaining,” said Scott.
