Soil. In Georgia, we live on expansive red clay, which is highly susceptible to climate and temperature changes. When it rains heavily, that soil will expand and wash out. When we experience periods of drought, the soil will dry out and crumble. Whether caused by wash out or dry out, that soil will weaken and can serve as a catalyst for multiple forms of foundation issues, including foundation settlement and foundation wall damage.
